Sometimes, we misplace the most important things in our life? Title deeds are one of them. In Kenya and the whole world, the land is one of the most valuable assets one can have. Having a land means, you have a place secured where you can put your property, animals, plants and a place where you family can live. All this make land one of the most valuable assets one can have.
Owning a valuable assets like land needs some security and proof that you own it. Title deed is what is used as a form of security and a proof that you own the land. If loosing your title deed you might encounter a lot of problems when selling your land or even some people from nowhere can come and grab your land. So you need to secure your title deed and replace it immdeately when you misplace it.
The following are some of the procedures you can follow to replace your title deed in Kenya.
- Get a Police Abstract.
- Apply for a search of the lost title deed.
- Swear an affidavit to comfirm the loss of the title deed.
- Place a caveat to protect your land and property from illegal transactions.
- Publish your name in the Kenya Gazette. The registrar of lands shall publish your name in the Kenya Gazette once sastisfied with the declarations forms as evidence of the loss of your Title Deed.
Within a due period of 60 days, the registrar will confirm if the procedure was dully followed and upon payment of the requisite fee, approval for insurance for a new title deed in place of the lost title deed. After all this you will be issued a new title deed.
